Alef Group has launched the first phase of the $820m Al Mamsha project, Sharjah’s first fully walkable community.
Al Mamsha’s Zone 1 will comprise a total of 33 mixed-use buildings that combine retail and residential spaces connected with sidewalks and walkways, according to Arabian Business.
Spread over a total area of about 279,000m2, the new community will be completely car-free with ground retail areas totalling to around 46,000m2.
The project will offer studios, one-, two-, and three bedroom apartments as well as duplexes and penthouses.
It will also feature several F&B outlets, entertainment zones for special events, a Friday market, and outdoor activities.
Other amenities, many of which will be introduced to Sharjah for the first time, include dedicated basement parking facilities for residential and retail.
Sheikh Khalid Bin Sultan Al Qasimi, Alef Group chairman, said: “As a trendsetting concept, Al Mamsha represents our vision to introduce developments that enrich residents’ experience of living in Sharjah while strengthening the emirate’s credentials as a city pioneering modern living trends, we are excited to bring to Sharjah its first pedestrian – friendly living experience."
Visitors and residents will only be allowed to park their cars on basement levels, using vertical transportation means such as elevators and escalators to get access to the retail or residential floors above.
Swimming pools, health club and gym, walkways, nursery, family entertainment centre, a dedicated kids’ zone, and retail spine will also be included in the project.
